2 rentals on one property

We are about to list a single family home for rent. There is also a 2 BR apartment above the garage behind the house. They are both going to be available soon. How would you advertise these rentals? It would be great to have the same renter for both rentals, however, who knows if that will happen.  I suppose we will add that the apt above the garage is currently vacant and available in the ad for the house. And if the apartment rents before the house, take that part out of the ad for the house and add in that there is an apartment above the garage that is currently leased. Would you give the garage space to the apt tenant or the house tenant? The washer and dryer for the tenant is in the garage space . Suggestions would be appreciated.

I would advertise the units separately. Two separate tenants provides greater income security.

If the laundry for the garage apartment is in the garage the garage should be included with the apartment unit.
