How should I handle my tenants
I have some tenants that moved in on April 1 with a 6 month contract.. they paid good up until now and their phones and electricity have been shut off for about 2 weeks. Rent is $600 they paid me a partial rent of $250.. yesterday they tried to get electricity back on under someone else's name. The female tenant just lost her job and I feel like this is just a situation that isn't going to get better for me or them. Any advice is appreciated.

Ben Hawk you should start the eviction process immediately. You don't have to follow through with it (though it might be in your best interest to) if they bring their account current. Hopefully someone familiar with Kansas law can add some specifics about your state's notice requirement.
