Garage Rental and screening

I am closing on a property soon and have been showing an available unit and the garage to potential tenants. 

My current applicant for the garage has multiple misdemeanors and a couple felonies.

If this would be for a housing unit it would disqualify them quickly; but should the same standards be held for a garage?

I have lots of interest, so my gut says pass and move on but wondering what others' view is on tenant standards for a garage unit.
