Rentometer.com Accuracy in Montgomery Co. PA

Hi all! I'm looking to buy my first house in Montgomery county PA, possibly in Ambler, Bridgeport, Conshohocken, or few other areas. I want to make sure that the house I buy cash flows should I decide to rent it out in the future. I've been using the free version of rentometer.com, but I'm not entirely sure how accurate the site is for these areas. Does anyone use  rentometer in any of these areas and can attest to its accuracy? Any suggestions for other ways to estimate rent would be much appreciated. Thanks!

Look on the MLS to see what properties rent for nearby of the same unit type.

Look on craigslist to see what non-MLS properties rent for in the area.

Look on Zillow and apartments.com for what nearby rentals go for.
