Longer than 2 year lease term?
I have a weird situation. My current tenant who's been renting for the last 3 years wants to renew for 5 years. She's been a good tenant. Keeps the house in good shape, if minor things break, they usually repair themselves. They have been late on rent a few times but always pay. First, is it illegal to have a 5 year lease? The SFR is in Montgomery County MD. Everything I gathered from the DHRA says we need to offer 2 years but nothing against longer terms. I also have a 3% escalation included for each year. It sounds too good to be true or should I just offer the 2 year lease with the understanding I would give the option to renew with a 3% escalation. Are there any risk i'm not taking into consideration?
