Can you advertise with a "Student Housing" sign? (Fair housing)

Hey everyone, 

I heard Josh say on a show that one should be careful about putting up a "Student Housing" sign on one of your rentals that rents to college students, as it may violate fair housing laws.  The rental I'm buying is in New York State. I looked for a specific answer to this question but haven't had any luck yet.  Any thoughts or experience with this?
