Can we deduct professional repair costs from our tenant deposit?

Our current tenant is moving out and we've found some damages more than wears and tears in the house that need professional repairs. We hold a deposit money and would like to deduct the professional repair costs from it, but we aren’t sure if these repair costs are eligible for us to deduct:

1. Our tenant made tons of holes in a wall and said she will fill in all the holes before moving out. She has been living there for 6 years so that we can't deduct her deposit for the touch up or paint costs. Is this correct?

2. A friend of her daughter stepped on the tissue holder in the main bathroom made it collapsed and left a big hole on the wall. She had her dad fixed the hold, but we don't quite appreciate it and wonder if we can deduct the professional repair costs from the deposit.

3. Our washer has lot of black moles on the rubber, which may need to be replaced. We’ve called to check with a professional repair and he said the repair costs will be around $150-200. Do you think we can deduct this cost from her deposit? (before her moving in the washer was almost in a brand new condition.)
