Lease extension with a rent increase

I need to extend a lease with my tenants who want to continue for one year. This property was managed by a Property Mgmt company until recently (they wrote the original lease) but I had to get rid of them due to their inefficiencies. I want to know how I could write a lease extension - which tools/sites/help I could get ? Also, what kind of increase in the rent should I charge so it is nominal ? It is 3 bed, 2 bath being charged $1320 in Fortworth (76133) section. Thank you for your help !!!
