Finding Renter BEFORE Closing - Is it Possible?

Hi everyone,

I am closing on a property mid-June and am already advertising the place as for rent.

I have a few interested parties already. The problem is that I can't show the property until after closing since of course I don't have the keys yet. That is a month away!

Has anyone ever tried to find renters before closing and successfully shown the property with an arrangement with the seller of some sort to have access for showings?

The property is vacant. I love starting out early and getting leads on possible renters but I feel like I will be turning people away when I say "sorry, no viewings are possible for a month".

Thanks in advance for any advice on this.
