Garage leases?? Suggestions

What's up BP So I'm purchasing a property with a 4 car garage currently rented to different tenants. I don't think the current owner has them on a lease . Although I would like to make one up . Just wondering what kind of clauses I would need to include in a garage lease for someone using it to store a car or a motorcycle for example . Looking for some suggestions and/or advice! Really just trying to keep it simple obviously there aren't as many violations to worry about
