Help with rental property with balcony

Dear fellow BPers,

I am buying a SFR with a wooden balcony as my next rental property. I am a bit nervous as a casual google search leads to scary stories about balcony and liability. Given that the property is otherwise good, I want to learn from you about tips to manage such a property. More specifically:

1. I am trying to find if the structure is permitted and the building plan.

2. I will have a city inspector do an investigative inspection to establish it's current safety.

3. I will get recommendation from the city inspector about how often to maintain the structure and keep the relevant paperwork.

What are you opinions on my approach? Are there anything else that I could do?
