BEST WAY TO HANDLE LAUNDRY IN FOURPLEX
Good day, I'm in the process of buying my first fourplex (have one other property SFH) and I have a few questions on the best way to handle a couple things, any help/opinion is much appreciated:
- Laundry: current landlord allows tenants to hook up their own washers and dryers in the basement and pays the electric on them which totals $500/year. Considering installing 2 each coin washers/dryers?
- Storage: currently each unit has a caged/locked area in basement which is included in rent. Considering charging separately for this?
- Water is paid by current landlord. Considering going with Guardian Water and Power?
- Current older tenant on fixed income has been there since 1980's at low rent. How to be a decent human being and still increase my income?
- Two of the units (1st and 2nd floor front, all four are 2/1) look out over river. Considering raising rents to a premium ($875) for the waterfront units and $725.00 for rear units. My goal is to get rents to average of $800/unit.
- What are the best value adding improvements? Front deck, looking over water that all can use?
