List of Tenant Proof Materials, Products, & Tips

Are there any landlords out there with a good running list of tenant proof materials, products, tips, etc. they try incorporating into all their rentals? A common one is vinyl plank flooring since it's waterproof, comes with an extended warranty, lasts longer than carpet, and needs less upkeep than ceramic tile. Another is washable paint which allows you to wipe wall surfaces down with warm soapy water versus repainting everything. What else is being used to keep the cost of wear and tear down?

Good one Joshua Diaz.

Another one I've used are doorknobs and deadbolts with the SmartKey capability. This allows the landlord to quickly re-key the lock without needing to actually replace the lock cylinder itself. Very fast and easy process and doesn't invoice a locksmith.

If we can get enough input from other investors on this list I'll create a spreadsheet of all the items and an explanation of their benefits then upload it into the BP FilePlace.
