Tenant is a month behind! Help!
So my basement tenant, which I inherited, is now one month behind. He's been late almost every month since I closed on the prop. He is on a m2m lease. He does pay his late fees but he's never been a whole month late.
I think it's time to give him the boot.
The prop is in cook county.
My question is this:
How do I get rid of my tenant the quickest and easiest way? Should I try a cash for keys thing? Should I just give him a pay or vacate and give him 10 days?
Any help or insight is greatly appreciated!!

Contact a local real estate attorney and pay for some advice. Each state has different rules. You don't want to do something that violates the tenant's rights and gets you sued.
