TX properties live in Missouri

Hello, thank you for taking your time to read my post. I am having trouble with a problem I am faced with. My mother is from Amarillo, TX when my grandpa pasted away he left 14 properties around the Amarillo area. The properties cash flow around 50k a year my mother is running them as of now I am looking at taking them over in the next couple of years. We have a property manager down there that has worked with my family for 15 years and can not be let go, it is hard to find trustworthy people to run the day to day. My question is I want to leverage the properties cash flow since the rent has not been raised for 5-10 years on some. I would like to bring in a property management company to help us out in case something happens to our current manager. What steps could I use from here?

Also I would like to start buying properties in Missouri in the same LLC, or should I start another one?
