Renting out a 3rd floor unit

Looking to get advice on renting a third floor unit. We are looking to rent the third floor unit of a triplex in a nice neighborhood in Philadelphia. So far, we had around 15 showings but no bites. It could be the price we are asking $1300 for a two bedroom unit just renovated with 1200 sq. ft of space. We currently get $1400 and $1500 for the second and first floors.
