Washer and Dryer....pay(coin) or free?

New member here in St. Louis.  Bought a quad in the city, nice area.  $675-$850 rents.

Want to add a washer and dryer like other quads....want my residents to stay and be happy.  Will coin operated washers and dryers be a turn off?  Flat rate on water monthly so no added cost there. Please some guidance for this newbie!

Also have one resident that has been there for over 20 years.  Good and bad......complains a lot but pays on time...rent bounced $200 (had too).  Problem is she likes to talk and new residents have been approached on day one with her negativity and unhappiness.  A tumor that should be removed or let it go?
