First Eviction Ever ?!?

Well it's been over 5 years since we first started as landlords we have done 10 deals and have had over 20 tenants.

And now it time for the first eviction :(

Our tenants moved in, paid one month and now he is outa work, and stoped paying. Rent is $1250 a month. It's the 15th today and we have filed the 3 day notice to pay or quit and that time has expired. Yesterday we went to the courthouse and have issued for the summons to be served on Monday.

Did we do the right thing? The tennents offered partial payment (in the next week or so) and seem like nice people. I just don't see how they are going to come up with all this money they owe us and not have any work.

Reassure me BP...
