Forged bank deposit receipt.

I collect rent by having tenants deposit into my check my account then sweep the money at the end of the day. They send me pictures of the receipt as proof of rent payment. Today I had a tenant send me a forged receipt. The transaction number was the same as their February receipt. It was cut croockedly. Apparently done in pen. A very obvious forgery. Actually they sent me two different forgeries both but croockedly in different directions. Bank confirmed no deposit was made. My property manager is going by today to retrieve the "original" receipt. How on earth do I respond to this?

This brings back a nightmare scenario for me that started exactly like this.  My bank has little carbon copy receipts in the lobby.  Original stays with the bank, they stamp the bottom copy and give it back to you for your receipt.  

My first issue with this tenant was that she sent me a picture of the bottom copy.  I ask her where the bank stamp is.  She says the teller must have forgotten.  I say I doubt that.  Then she says that she used the night drop for the deposit and they must have lost it in the slot.  I call the bank.  They say it doesn't really work like that.

Queue a 3 month nightmare of this woman sending me bad checks, telling me her dad is going to wire me money from china and me believing every word because I'm stupid, naive and want to believe the best in people.

Finally I get all 3 months of rent into my account.  Ten days later, the electronic deposit is reversed due to fraud.  Finally filed an eviction and got her out, but I was out 4 months rent and $2000 in repairs.

Don't be me.  File your 3 day notice today.  Follow through on it.  Get this person out of your property.  Now.
