I don't know how much super wealthy is... My goal was to do whatever I want whenever I want. I achieved that about 10 years ago (since I was 23) "working" 10 hours a week. Probably double that now and will have mortgages paid off in 7 years... What do we do? Travel a third of the year. Help orphans and senior citizens and people with no food. When we are home we volunteer at our church (actually my wife is still employed part time doing what she loves) and spend time with family. We just had our first born child! He's three months old. Neither of us needed to take paternity /maternity leave.... I look around at other parents "hardly Making it" having two jobs each and the kids are in daycare and I just feel like they are missing out on life.... My son just woke up at 5am....I'm posting on BP while my wife feeds him. I'll burp him in a few minutes and roll over and go back to bed for as long as I want and it won't hurt my day because the only thing on my agenda is a noon inspection. I would usually send a staff person... But I'm looking forward to shooting the breeze with the inspector... Oh and we are going to a picnic tonight... I highly recommend the movie "The Greatest Showman" it talks about the concept of life style design... Building a life you design. The last scene PT Barnum hands his hat and staff to his partner and says "I'll be watching my children grow up"... That's about where I am right now. Plus I like to buy my wife pretty things once in a while.

This is PA by the way. I've seen some articles that mention the HIPCA law indicating it is fraud

I spoke to my bank. Apparently he took it to a branch of my bank that it was drawn on and they gave him cash.

This roofer has done a big project for me before. Lots of good reviews. Licensed and insured. I signed a contract for putting in a roof for 12800 total and 7000 down. I paid him 7000 via check. Received this email a month after I gave him the 7000. "I don’t know how to tell you this so I’m gonna come right out and say it. That day that you gave me the money, I lost it. I had it in an envelope in my jacket and several hours after leaving the bank I realized it was missing. I was all over that day and tried to trace my footsteps, but to no avail. I didn’t know how else to tell you other than to come right out and tell you I can’t keep stalling you. I don’t have the money to make it up. I have to make some kind of payments to you, but I think you’re gonna have to make other arrangements for a period of work that we did put in the underlayment down was worth $1300. So I owe you $5700. I am so so so so sorry it was my responsibility to caused this, I don’t know what to say. I can’t charge that kind of money on my account." I replied with this:  I am requesting that you either finish the roof job at (address) or return my payment of $7000 less a mutually agreed upon fee for you installing the synthetic underlayment. If you choose to finish the job I will pay you $5800 upon completion. If you do not refund the balance of my deposit or send proof of payment for the remaining materials as good faith towards you completing the project before Monday April 1st at 5pm, I will be forced to file a civil complaint, report you to the police and request that they investigate the situation and file criminal charges for theft, fraud and anything else they determine is applicable. I have been informed that criminal charges and court ordered restitution are not removed in bankruptcy and that people have been incarcerated for these types of offenses. Further if you do not comply I will file a complaint with the Attorney General of Pennsylvania and request they revoke your contractors license. I'll also make sure every real estate investor, zoning officer, inspector and contractor that I am acquainted with knows that you committed theft and fraud. I will be posting on Facebook, Craigslist including your picture and speaking to journalists at every local newspaper and television station if you do not comply. You have until Monday at 5pm. If you do not complete the project or issue a refund I will also bill you for whatever another contractor charges me to complete the project less a reasonable fee for the installation of the underlayment. If you are unable to refund the full amount we can discuss a collateralized loan and payment schedule." He is responding over and over again that I have no grounds to file fraud charges or theft because he" lost the money ". He also indicated that if I got a civil judgement he would just file bankruptcy. I intend to follow through with the" threats "in my email. I would only state verifiable facts" I paid him, he did not do the work" and keep it simple like that. At this point I would allow him to do the job on the original terms, or just want my 7k back less the work he actually did. Has any body dealt with this type of thing before. His emails to me make me feel guilty for going after him... What are the chances he actually cashed the check then lost the cash? What would everybody do?

We own 43 doors, mostly class C.  I've read every thread and article I could find about how to efficiently collect rent.  Many of our tenants do not have a bank account, none of them have any savings to speak of.  About 2/3 of them receive some kind of welfare or other subsidy, not all of these come at the beginning of the month.  

I understand the principal of the tenants being responsible to "bring me the rent." and agree in an ideological sense, but from a practical stand point I need to get the rent out of their hands before they spend it, so I need to make it easy for them.  Most of my tenants "need" to pay rent in cash, and work odd hours when a bank may not be open, and I am willing to accommodate this.  Some of them do not drive.  I do not want (and haven't yet) gone to their door after hours to collect cash rent, and very rarely do collect cash rent during normal business hours.  

Our current collection method is to require them to go to the bank, deposit rent and send me (actually our property manager) a picture of the rent receipt. We do typically have people pay rent late, we do typically collect late fees.  Pitfalls of this method:

-Labor on our side to track everything.

-Banks aren't "always open" and drop box doesn't provide receipt (harder to track, and they lie about depositing the rent in the dropbox on the last day of the grace period, when in fact they deposit it a few days later, I can't prove it)

-Tenants forget to send receipts, and our bank electronic banking does not allow us to see deposit receipt so they cannot write their name or property number there.

-They need to drive to the bank, I realize with cash somebody needs to drive somewhere, but I think some of the tenants who don't drive to have a bank account could do online payments, online payments aren't required for the solution we come up with, but would be nice to have as an option.

-Bank doesn't show a statement to the tenant of what's owed.

As I said I've read just about everything I can on rent collection, I know many of you believe this should be the tenant's "problem", our business is highly lucrative partially because we deal with the lowest quality tenants, and we are willing to shift this burden onto ourselves, please don't comment trying to convince me otherwise.  

I've been looking at moneygram, pay near me, other similar local services, but I'd like some advice.  

I need a service that:

-Allows tenants to deposit cash rent, 24/7 or at least more than typical banking hours.

-Provides a receipt immediately.

-Tracks the amount due, IE: on the sixth of the month adds a $30 late fee, if there is any rollover from the previous month shows that as well. I want the tenant to be able to see this balance due at the payment location, If this really is not possible, I guess it would be OK for them to see it on their smartphone only.

-I don't care about how long it takes for me to receive funds from the service provider, but I do need to be able to know almost immediately when funds are deposited.

-I need to be able to print a report that shows all my tenants and who owes what at what time.

Suggestions?

Thank you. The question wasn't so much should I kick them out (I did post notice) but should I pursue further legal action. I went over there with police today. Filed police report and the bank is willing to file charges for forgery if I request it. Apparently it is a criminal offense punishable by 5 years in prison. I told the tenant that if they leave my apartment with no damage by the end of the notice period (in PA it's 10 days) we wouldn't have any more problems. I told them if they cause trouble or damage or aren't out in 10 days I would file for eviction AND the bank and I would press criminal charges for forgery. Let's see what happens...

I collect rent by having tenants deposit into my check my account then sweep the money at the end of the day. They send me pictures of the receipt as proof of rent payment. Today I had a tenant send me a forged receipt. The transaction number was the same as their February receipt. It was cut croockedly. Apparently done in pen. A very obvious forgery. Actually they sent me two different forgeries both but croockedly in different directions. Bank confirmed no deposit was made. My property manager is going by today to retrieve the "original" receipt. How on earth do I respond to this?

Hey, I have an 8 unit near Scranton PA, Lackawanna County completely renovated, currently no mortgage.  I'm looking for a private lender.  I've talked to the local banks and credit unions, but may need a little bit more help considering not much of my income on my 2015 taxes came from real estate.  Please Private Message me some brokers or private lenders I might be able to work with.  I'm hoping to get rates comparable to what a local bank would offer, maybe on point higher.
