Duplex analysis cash flow is good but price sketchy

I need help I'm thinking about moving forward on a duplex it's in a C area. One side is rented out I want to put a tenant on the other side that's vacant. Expected rent total is 1375.00.Asking price 99k. 3% down and seller pays 3% closing costs. My credit score is around 700 so that should help with the mortgage cost I'm guesstimating the mortgage will be around 600. My biggest concern is pay more for the property there what it's worth. I estimate that is worth 80k.
