Any Suggestions? - Building New Property Management Software

Hello! First post here on the forums. I'm starting to acquiring new rental homes and duplexes in my area. I've been working with a couple people in the field already and I'm learning a ton.

One thing I've found out is that even with the abundance of property management software, a ton of managers and owners are still using a drawer full of old excel spreadsheets! I'm planning to build a software for myself and the few people I've connected with. I have their requests but what are some things that you find important? What's your biggest problem/pain point?
