About to show my first rental
Does anyone have any advice on what questions to ask? What to look for? Any tricks on picking the right tenant? Thank you.

Look for a minimum of 3 times the gross monthly income as your rent amount. So, if rent is $1000/month, the applicant(s) need to collectively make at least $3,000 before taxes each month.
Ask if they currently have the cash for security deposit and first month's rent.
Ask why they're moving and when they plan to move.
Ask if they are indoor smokers, outdoor smokers, or nonsmokers.
Ask if they have pets.
Ask if they have ever been evicted or late on rent.
Ask if they've ever taken a landlord to court.
Ask if they've ever had trouble with bedbugs.
Lots of these questions can be on an application really.
The following isn't exactly what to ask them, but good tips seeing this is your first rental:
Typically, the longer their story to you, you'll find the more they're hiding.
If a couple breaks up or roommates fight, don't let them make it your problem. The lease should list ALL people 18 years and older and regardless if someone moves out, that rent is still due in full.
Do not wait to file for evictions if needed, especially the first time because it sets the tone on how far they can take things with you. Follow that up with know your local rental laws!!!
