Should I refinance my property?

I own a house were my mom and sister (with family) are living in.  It is not my primary residence, I live with my girlfriend 40 minutes away from it.  I would like to refinance the house to bring the mortgage payment down but since it's not my primary residence I'm not sure if it's a good idea to refinance as a 'rented property'?  I'm not making any money off of it, they are just paying the mortgage every month.
