philly based landlord with insurance question...
i own 4.5 properties in philly. 4 are my own and i own another property with my partner (brother)...
the deed for property 1 and 2 are in my name only. the deed for property 3 and 4 are in the name of my LLC. (i didnt form my LLC until i after i purchased second property). the other property i own with my brother is in my name and his name....
i do have insurance. my policy covers all 4 rental properties. i have a basic landlord home owners policy. the policy also covers my LLC as an additional insured. and i have commercial liability for myself on top of that for 1mil.
im just evaluation my monthly budget for running my business and i was wondering if my insurance should be shopped around...
how would you insure 5 properties? what should i expect to pay per property for coverage? what is the language i should use when shopping around if i just want a bare bones landlord policy? should i transfer my two properties in my name into the name of the LLC...(the transfer tax is 4% of the assessed value)?
