Early lease out when buying my property

Hello,

I have a tenant that is signing another one year lease and is thinking about buying my property during this time frame.

He would like me to put in the rental contract that he would be able to get out of the lease early, if he purchases the property.

What would be the best way to word something like that or does it come with too many legal down falls?
