Two approaches to increasing the rent
I often give new tenants the option of month to month, 6 month, or 12 month leases. Many people have suggested providing a letter with multiple options when renewing a lease (which I have done a few times) with different pricing options depending on the term selected. I have also issued notices of a rent increase without different pricing options in the past.
As I am preparing to provide notices of a rent increase to multiple tenants I think I am going to approach it thus: if the tenant is on a month to month lease then they will receive a notice of rent increase with not further options of tiered pricing, etc. If a tenant is in a 6 month or 12 month lease they will receive a letter with prices on the 3 different tiers.
Has anyone done this previously? Thoughts and perspectives are appreciated, Thanks!
