If tenant stays after notice of non-renewal, then what?

I use a 12+ month lease, but I've seen so many people suggest only using a month-to-month lease. What does the process look like to 'evict' a tenant who receives a proper notice of non-renewal and stays after the end of his/her lease agreement?
