St. Louis Tower Grove Area - New investor

Hello BP Community! I'm a relatvely new BP evangelist and first time poster. I am looking at some multi-fam properties in the Tower Grove South neighborhood in St. Louis, but I am wondering if anyone has experience with general vacancy rates in the area? There are quite a few ads listed around (ie Craigslist and similar) for newly renovated rental units in the area, which has me a little concerned about occupancy rates. Do any local St. Louis investors have experience in that neighborhood? What are your experiences on filing vacant good quality units in that area? 

Any advice on where I can find more on general occupancy/vacancy rates for an area?
