Lease Break and re-renting costs

Hi, Just discovered these forums. I'm a relatively new landlord and ran into a lease break situation with my first tenant, although it's their second year.

My question is: Can I ask cost of re-renting (Realtor fee - $2300) from my tenant? I understand that any loss of rent can be charged to the tenant, but I couldn't find sufficient info on the other costs.

Also, If I were to contact a lawyer to get legal advice on this; what kind of lawyer would it be - real estate?
