Rental property investment for retirement

Is it a good investment if one rents out after buying houses on the mortgage? A friend of mine asked me if it would benefit him if he buys apartments on an investment property mortgage and rents out.

I read on this page one can reap its benefits only after some years. http://www.mortgagesmortgages.ca/mortgage-options/... He wants to be able to profit from it after 10 years. He thinks of it as a retirement plan. 

Any suggestions on this?
