Preventative Maintenance Memo To Tenants

I manage a low income property and I'm starting to notice more and more invoices coming in with work that could be prevented if my tenants would be proactive in maintaining their unit. I would like to send out a memo stating what can be done in order to avoid these unnecessary expenses. Any suggestions on where I can find a template to get me started?
