Lease extension for pregnant tenant?
Hi all!
I have some wonderful tenants that are 1.5 years in a two year lease. The lease ends this June and they want to extend it monthly into the off-season of October at which time they are planning on moving out of state. I said no since it is hard to fill a vacancy between October and March in this college town. (Gainesville FL)
Anyway the tenants now say they are expecting a baby in July. This is my first rental property and I want to treat it like a business and stick to the lease cycling every summer. But some part of me is soft and I can't help but feel for these tenants who have always paid on time and only put in one repair request.
Any thoughts or suggestions? Thanks!

If you have a filled rental then why not do the month to month. You have willing tenants and they are good tenants. Filling the rental in October I would think would not be an issue. I have rentals in Gainesville and have filled them in Sept, October, and January, all months that are generally difficult.
