Buying owner occupied homes from Auctions or Banks

Hello, Me and my partner are in the Maryland Area, we invest in Prince Georges county, Charles County and Montgomery county MD homes. 

We see on the auction websites "Owner occupied, buyer assumes occupancy status."  We would like to know the best way to purchase these properties and get the tenants out of the home. Whether its a foreclose and the owner lives there or dealing with squatters.

Whats the first steps we should take. Yes we have visited the properties yes they are actually lived in but we have not made contact with any of the occupants. We want to know if anyone has experience buying these homes and being successful getting the occupants out. If so what should we do.
