Oklahoma 5 day notice to pay question.

Is it required to hand deliver this notice to tenant in Oklahoma? We own house in which we lease 2 of 3 bedrooms. The third is my daughter. One girl left and is refusing to pay rent. Thanks

If she refuses to sign you can sometimes use that as de facto service in small claims to get a judgement. It's legalese, but a default judgement without actual physical service will only give you an in rem recovery option i.e. the right to evict, not recover money damages.You might have to hire an actual process server to get that good service on her in order to get a judge to grant a garnishment or some other recovery method. This is where you need to run a cost/benefit analysis. 

To prove reasonable efforts to fill the room you should advertise on Craigslist, Zillow, campus forums, etc... and take screenshots. If several months elapse without filling it and you declined applicants the judge might want to know the exact reason for denial.
