Removing existing tenants upon sale of property in San Diego?

We are looking at purchasing a duplex in San Diego, Ca.  One of the units is currently rented with a tenant on a year long lease until this summer.  Is there any way to break the tenants lease so that we could reside in that unit as our primary residence?  Looking at all options here..
