New commercial lease question

Hi, everybody. I live in Texas. I have one question that need your help. I just bought a business and signed commercial lease with 5 years term 2 weeks ago. However, I have a feeling that I couldn't run business anymore due to inexperience in running the business. At the same time, there are a tenant want to buy the business from me and take over the lease. Then, I notified the landlord that I wanted to transfer the lease to the new tenant. The landlord wanted to make a complete new lease with the new tenant. . I don't have to sign and the new lease doesn't have my name on it. Also, He sent me an email said that I will be released from lease if new tenant agree to sign for new lease. Can I use that email as a proof for the fact that I were released from the lease in case something go wrong in the future? Thanks
