Lot Fees /commercial space

I am about to close on a mobile home park that is on 4 acres of property.  The property is zoned commercial and currently has a 50'x70' warehouse space on it along with the 16 lots for trailers.  I have someone who is going to rent out the warehouse space but they also want part of the property behind the warehouse were 4 trailers sit.  I am trying to decided if I should raise lot rents by $100.00 a month to see 4-5 people would leave voluntarily or if that much of a increase is to much and I would risk everyone leaving. If 4 or 5 people leave and I increase rent by $100 I would be bringing in the same amount as the current owner is with 16 lots . Currently all lots are leased and they are on a month to month lease. They are currently paying $250.00 per month plus utilities.  Any advise would be much appreciated.
