Hi guys. I have a house in West Seattle that I'm househacking.

I live upstairs and am renting out downstairs. This is my first time owning a house and renting it out. I put it up for rent Thanksgiving day. A lot of people with rent vouchers contacted me, which I wasn't expecting... said no to all of them. One person has come to look at it so far. They said it was really nice and then never heard from them. I just dropped the price from $1600 to $1450. I think I am priced fairly via Rentometer and Craigslist. Are my time expectations too unrealistic? Does renting out a property take more time in a market like Seattle? Are the holidays something that should be considered?

Wow. Thanks for all your input guys! As luck would have it not even 10 minutes after making this thread I had a pretty serious inquiry, they checked the place out and they requested the background and credit check application that I'm doing through mysmartmove.com. Hoping all goes well.
