my best advice is use rent comps in that area from the mls to get the most accurate numbers. what i would do i use one of my real estate agent friends and say hey, " i'm looking at at property in this area and i want to know rents. since i plan on buying a prop or more a year, and possibly buy some homes thru the mls, would you like to check out the rents in this area? take him/her out to lunch and get the convo started? win-win situation:)

I don't have an agent in the DFW area. Any help would be appreciated. Rentometer.com came up with some data though but would like to qualify it.
