Looking for some clarification on the rule for 3x the lease amount in gross income.  How does this relate to multiple tenants in the same apartment...specifically:

1) In a situation where tenants are husband and wife with the combined income 3.25x the lease amount together but each by themselves would be under that metric...should the 3x be for one to guard against a problem should there be a family issue?

2) Same question but not husband and wife e.g boyfriend / girlfriend, friends, etc?

Just trying to protect myself from risk --  although I have some good interest from gainfully employed people a little harder to find a situation where each tenant could qualify by themselves.  Likely I will hold out for a while but curious to know what the generally accepted rule is.
