Roommates + Cosigner lease agreement

Hi Bigger Pockets community,

I am renting out a house and two roommates seem very interested. One of them has a stable job. The other one is in school and wanted her father to co-sign. How would the lease agreement be set up in this case? I am assuming the cosigner would only agree to cosign for half of the monthly rent.
