Home warranty

Hi all, Looking for advice. I closed on my second "duplex" in March and the seller included a home warranty. The property is two units, but consists of a house and a detached apartment. We've already used the warranty on the boiler in the house, but less than a month later the furnace for the apartment went. We again went through the warranty company whose contractor advised a replacement was necessary, but I received a call today saying that it's not covered because it's on a separate foundation and not part of the main house. We were diligent in making sure everything would be covered and have an email trail from the seller stating that both units were covered, but the warranty company insists a second building was not added to the policy. The seller is a licensed agent and the warranty is through the real estate franchise the seller works for. Any insight is appreciated. Thanks, Ryan
