Chicago-land- renting during different seasons

Hello BP Community! I was told recently that looking to buy rentals in the Chicago-land area in the fall and winter as it becomes colder is a bad idea because there are less people looking for new places to live during these seasons. I wanted to see if any Chicago-land investors and agents would share their experience with renting out or selling properties during these times of year. Thank you!

It is true but a lot depends on your target market and where you're investing. Keep in mind even though the demand slows down in Fall/Winter, the inventory usually drops as well.

For most families with kids, they don't want to move once school starts. Therefore Fall/Winter is a slower time. 

But it should affect professionals in the city areas less. 

@Jesse M. Do you use the MLS to list your rentals? The last couple of times, I used the mls with very good success. The first time I used a full service agent (a friend), and couldn't justify paying the 1 month leasing fees again. The 2nd time I used a flat fee mls service, which I only pay a small fee, plus the renter's agent (usually 1/2 of the first month rent).

And yes, I do use CL and Zillow rental manager (former postlets) to drive traffic as well. I recently discover Zumper so I'm adding that to my marketing tool box. (thanks to BP!)
