Unauthorized Sublet
I was doing a walk through near the end of a tenancy at a SFR. The lease specifically stated that the single tenant and his one dog were the only occupants allowed. During the walk through I discovered there was a roommate with a cat also living there. I did not confront him as he would only be there for two more weeks. The place was left disgusting but I found no damage caused by a cat specifically--just a year and a half worth of dog poop in the back yard. Now that I have possession again, am I able to deduct anything from the security deposit for his misdeed?
