Need a good property manager in Memphis

I've been using a property management company in Memphis to manage two rental properties. I'm out of state, so I rely on the property manager to keep the houses in nice condition and keep good tenants in place. I've become increasingly dissatisfied with the lack of communication as well as disappointed in the condition of the properties based on a recent visit to Memphis. Do any Memphis landlords have recommendations for local property managers who do a good job for you? I'd appreciate hearing from you on who you recommend and why. Thanks.
