Offering credit for new tenant to clean unit

I have a rental unit in Buffalo were I don't have time to clean it but a tenant is willing to accept it clean it himself and take a small credit from his deposit.. there is a few spots of mold which is easy to remove..

I should be OK as long as the tenant accepts the condition it's in before he moves in. Should I take pics to cover my *** or make him sign some kind of disclosure?
