commercial lease purchase contract questions

I have a building that we have a lease purchase contract with a local church group. They have been in the building for almost a year. they have one more year before they are supposed to close escrow. There is an apartment that was previously occupied by another renter that they are taking over this month. They are asking about repairs to the apartment; carpet, etc. Who is responsible for these repairs? I have not agreed to repair anything as I see it they can fix the apartment any way they want. Can someone please give me some advice on this? Thanks!!
