servitudes

Hello All:

What are your thoughts on large servitudes on rental properties?  I'm looking at a property that has two "issues" that i'm trying to decide if they should be deal breakers or not.  

1.) property is off of a main hwy set back of 35ft or so.

2.) Large drainage and sewer servitude (about 45ft combined) at the rear of the property. Leaves 20ft or so for back yard.

The area and the numbers work for me.  I just concerned about these two issues.
