Is there any insurance companies who will insure student rental properties at a reasonable premium?

Because every single option you stated in your list is a protected class. Students are not.

The reason you need a special policy is because insurers will ask, is this student housing if it is close to a college or university. If you misrepresent, you will have no coverage at claim time.

You can not like what insurers do to try to underwrite a policy, but the have the billions of dollars and expertise, you have some risk you want to transfer for a premium. They just ask you to be honest.

Why do property investors do any due diligence when buying a property or placing a tenant? You'll find the insurers have the same motive.
